Architecture/Maintenance:
Architecture Committee meeting was held first to accommodate our guest, Garascia and to introduce new committee members. Garascia petitioned the group to consider his request for replacing his front door and its side panels with a leaded glass design replacement. He was requested by the Board & Committee to make his petition in writing including photograph catalog information.
Committee introduced the new chair, Gayle Evans and new members-Marvin Anderson and Charles Quigless. Robinson updated new members on the architectural review process used in the last walk-through and documentation of the findings. Discussion centered on committee's approaches to those residents who are facing financial difficulties in correcting necessary repairs and maintenance
Recommendation was made and approved for the committee to annually send out notice to all residents in the early winter (Jan./Feb.) to plan for the new year's maintenance needs with projected dates for its completion.
Within the next 2-3 weeks, Committee will conduct a re-evaluation walk-through using the previously acquired information and notices sent to owners. Also, a letter is to be sent to all owners along the southern perimeter, even #s 5740-5766 Kingsbury, to replace their garage lights with a recommended dusk to dawn fluorescent light fixture from Home Depot. Previously the Board had decided that the light replacement was needed to increase security along the alley.

Minutes of the last meeting were approved as read.
Financial:
1) Kerz recommended that the remaining owners who had been previously notified of their unpaid annual dues receive assessments for 2005 that reflected their 2005 dues plus their outstanding dues totals. If outstanding dues are not paid within 30 days of billing, a registered letter is to be sent notifying the owner of the placement of a lien on their property if not paid immediately. Motion was made and seconded.
2) Motion was made and seconded that the annual association dues will be increased by 10% for 2005, i.e. $192.50.
