Laredo Search TipsAfter login, you will get a screen with a "message box" and "watch-dog" feature. Check for any new messages and delete the old ones. Ignore watch-dog for now and press the search button near the bottom of the screen. You should get the search screen. The search button is located in the far upper left-hand corner of the search screen. After you decide on the kind of search (by party, pin, legal, address, etc.) and type in the information, you will need to click on the "add" button to move it down into the lower window. Then press the search button. A few search tools will not have the add button, such as doc number, search group and date range. You can use multiple search tools for a search if you wish but just using the party name is relatively fast. Do not try ridiculous searches, such as all 3,000 mortgages for a month, or you will get hung up. Search by party - use this format: DOE, JANE. You should look at all listings with correct middle initial and those with no middle initial. In your search results box you may see John DOE & WF on old mortgage documents. Look at each record by clicking on the little box with the plus sign. Click on desired record item, such as, LEGAL or IMAGES or ADDRESS. Search by pin - use this format: 1595-00-0010-0. Remember that pins were indexed beginning in June of 1982 and that they are only about 95% accurate. These searches should be used in combination with others types of searches. Search by address – use this format.Enter street address ( numbers)- tab- street name ( you must add St Av or Blvd etc. - tab - St Louis ( it is not necessary to add the zip code) then use the add button. Search for a subdivision plat – Select "plat" from the search group field. Then in the party name field, type the first 5-10 characters of the subdivision name. Search by document number - These are relatively fast. You can search by the document number of your desired document. After the search results screen appears, get into the records by clicking on the plus signs next to each entry. Continue to click on the type of information desired within each record. You can manually expand your search results box by pulling it out on either side in order to see more information. Click on "Image" to see the document image and print a copy if you wish. Scanned images are available beginning April, 2000. Beginning a new search: Be sure to clear the screen before doing a new search. Wall dates: The general rule is that the grantor-grantee (or party) index and image is available with-in two working day after being recorded. Exceptions will be listed in the Laredo message box. Remember that this is a working index and may contain errors and omissions due to errors in the preparation of the original document or in the indexing. The indexes are double entry verified about 2 months after they are recorded. It is always wise to search several different ways, such as by party name, Pin and address.
