SPATIAL RELATIONSHIPS/DEGREE OF ENCLOSURE
Opportunities
- Open lots and undesirable structures can be replaced with high-quality infill development of sympathetic buildings programmed to meet District goals of loft residential and retail character.
Constraints
- Open lots in District cause breakdown of streetwall
- Some single-story commercial structures lack the ability to "hold" the street, particularly at intersections
TRANSPARANCY
Opportunities
- Renovate and build to create higher level of street-level storefront development, resulting in livelier, safer sidewalk
experience, particularly after dark.
Constraints
- Some renovations have decreased transparency and disrupted retail continuity.
POTENTIAL FOR VARIANCE IN SIDEWALK WIDTH
Opportunities
- Generates sidewalks which
allow for a significantly greater range of pedestrian activities and experiences such as cafes and sitting / art display areas
- Loss of moving lane provides traffic calming mechanism
- Widened sidewalks allow safer intersection crossing patterns.
Constraints
- Widening sidewalks requires relocation of some utilities, curbs, parking meters, signage, hydrants, etc.
MARKET SQUARE / PARKS
Opportunities
- Square provides "green" relief from the urban street
- Opportunity to design a creative screen / edge along the back of sidewalk, perhaps combining built form with special plant material.
Constraints
- Open square facing onto Washington Avenue breaks down built streetwall
- Two building facades on St. Charles Street facing the Square are backdoor facades with service docks
