How Your Tax Is Calculated

The Total Tax Rate in the City of St. Louis for 2004 is
7.3007 per $100 of Assessed Valuation.

Real Property is assessed at:
 Residential 19% of Appraised Value
 Agricultural 12% of Appraised Value
Commercial 32% of Appraised Value

Personal Property is assessed at:
 Cars, Trucks, Boats, Planes, etc. 33.3% of Appraised Value
 Furnishings, Jewelry, etc. not taxed
 Manufactured (Mobile) Homes 19.0% of Appraised Value
 Farm Machinery 12.0% of Appraised Value
 Historic Cars & Planes 5.0% of Appraised Value
 Crops (Grain) 0.5% of Appraised Value

For Example:

John Q. Public owns a brick bungalow on a 25-foot-wide lot in Dutchtown.

The land and the house are valued separately during assessment.
Appraised Value of Land  $5,000
Appraised Value of "Improvements" * $45,000

Total Appraised Value of Mr. Public's Real Property $50,000

* The word improvements in assessment means the house and any other buildings or structures, regardless of their condition or whether they have been renovated.

Mr. Public also owns 2 cars worth a total of $15,000.

The total tax rate is $7.3007 per $100 (not per $1, per $100) of Assessed Valuation.

So Mr. Public's taxes would be calculated:

Appraised Value X Assessment Rate = Assessed Value
Home $50,000 times 19%    $9,500
Cars $15,000 times 33.3% + $5,000

Total Assessed Valuation    $14,500
Times Tax Rate, $7.3007 per $100   X $0.073007

Total Tax Levied    $1,058.60
Plus Additional Charges Included in St Louis Property Tax Bills:
Annual Sewer Lateral Line Insurance Fee   $28.00
Motor Vehicle License Tax:
