Home Occupation Waivers Required for Home Based Businesses

With the advancement in technology, there has been an increase in the number of home businesses in the City of St. Louis, particularly in the 16th Ward. Most businesses located in homes do not disrupt the neighborhood. However, because concerns may arise, it’s important we know how many and what type exist.

A permit is required to operate a business out of a residence. The business cannot change the outside appearance of the residence or be visible from the street. It also cannot generate added traffic, parking or sewer problems in excess of what is normally permitted at the location. Employees cannot report for work or work out of the residence. A home business is not permitted to use city refuse dumpsters for disposal of construction waste.

Specific businesses are permitted out of a city residence provided they do not violate any provisions of the standards of the city zoning code. No business is allowed unless they comply with theses standards. Review the Home Occupation Waiver Application to see the specific standards as well as what businesses are permitted and those that are prohibited. To fill out an application you need to go to room 400 in City Hall.

However, if you are currently running a business out of your residence and were not aware you needed a business license, you must contact Pat in the business license collectors office at 622-XXXX. If you believe a business illegally operating out of a home in the 16th Ward, please contact me at 641-8377 so we can investigate.

The goal of this month's update is to bring home based businesses within the city guidelines and standards. This also gives the city greater accurate knowledge of businesses in the 16th ward. Home occupancy waivers and business licenses are a benefit to all. With a valid license and occupancy permit the Neighborhood Stabilization Officer, Police Department, and other officials are aware of who and why is coming and going into the neighborhood. This also gives us teeth to enforce the rules and regulations. We all want to keep our neighborhood peaceful. Please step forward today if you currently run business out of your home. So we can get you set up accordingly to the guidelines and standards set up by the city of St. Louis.
